Which CRM is best for real estate?
Start with what a CRM is for
A CRM has one purpose in a brokerage: to make sure no conversation that could become a transaction is forgotten. Every other feature is in service of that. If yours remembers everyone and you still lose listings to the agent who simply followed up, the tool is not doing its job, however well reviewed it is.
The four questions that matter more than the brand
Does a new lead create a contact on its own, from your site, your digital card, and your email? Does a reply from a contact stop the automated sequence and put them on your call list? Can you see, in one screen, who to call today and why? Can you tell, on Friday, how many real conversations happened this week?
Any CRM that answers yes to all four is good enough for a producing agent. Most CRMs can answer yes with setup. Most agents never do the setup, and that is where the money goes.
Residential, commercial, business brokerage: same answer, different lists
Residential agents work a sphere and past clients, so the CRM has to be good at dates: anniversaries, birthdays, the two-year itch. Commercial brokers work owners by property type and submarket, so it has to hold scored lists and long sequences. Business brokers work owners who are three years from a sale and buyers who need qualifying, so stages and NDAs matter. The mechanics are the same in all three: lead in, follow-up runs, morning list.
Why agents switch, and why it rarely helps
The usual story: the current CRM feels cluttered, a colleague swears by another one, the demo looks clean, the migration takes a weekend, and six months later the new one is cluttered too. The clutter was never the tool. It was leads entered by hand, sequences never built, and no morning habit.
