Real estate lead generation strategies for new agents

A new agent's best lead generation strategy is a daily count worked consistently: a fixed number of people reached every working day across direct contact, email, and social, with follow-up that runs until someone replies. Open houses, sign calls, and a small referral-partner circle fill the top of the funnel while the sphere grows. Bought leads can supplement, never substitute, and only with a follow-up system already in place.

The first-year reality

You have no past clients and a thin sphere, so the warm sources that carry established agents are not there yet. What you have is time, and the willingness to do the daily work that experienced agents stop doing. Use that. The agents who are busy in year three are the ones who reached people every day in year one.

The daily count, and why it beats every tactic

Pick the commission you want by July 1. Walk it back: at what you take home on one closing, that is a number of closings; closings need appointments; appointments come from real conversations; conversations come from people reached. Divide by working days. That is your daily count, and it tells you what to do on a Tuesday when nothing is happening.

The honest math: not everyone you reach talks back (about one in seven does), and about one in six real conversations sets an appointment. If the count your goal needs takes forty hours a week, the goal does not fit yet. Adjust the goal or the date, not the honesty.

Where the count goes in year one

Direct contact first: calls, texts, and door knocks to people who know your name even slightly. Then email to everyone you have ever met, with something useful, not a request. Then LinkedIn and Facebook for the professional circle: lenders, title reps, attorneys, other agents in other markets, business brokers. Instagram last, and only if it is where your people are.

Open houses are not for selling that house; they are for meeting twenty strangers and following up with all twenty. Sign calls are the same. A referral partner circle of five people who send you one name a month is worth more than any ad.

The system that makes it sustainable

Touches two through twelve are where the first year is won or lost, and they are the touches new agents skip when the week gets busy. Build one follow-up sequence in your own voice and let it run. Put every new person into the CRM the moment you meet them, ideally by a scan of a digital card so it happens without typing. Open the CRM every morning before email.
